The construction cost of a single-family home in Málaga in 2026 ranges between €1,400 and €3,500/m² of built floor area, depending on the quality of finishes, site difficulty and the level of installations. Beyond that broad range, the specific project must be analysed. Below we break down the components that make up the total figure.

Construction cost: what it includes and what it does not

When a contractor quotes the "execution cost", they mean the price of the build itself: structure, enclosures, roof, partitions, finishes, joinery and services. This is only one of the items in the total budget.

These ranges correspond to new build on a flat plot in a consolidated urban area. A hillside plot with significant level changes can add 15–25% to the structural cost. The costs many people forget to budget

The construction cost is the most visible item, but not the only one. For a complete picture of the total outlay, the following must be added:

  • Basic and detailed design project: between 6% and 10% of the Materials Execution Budget (MEB), depending on project complexity.
  • Construction management (architect + quantity surveyor): approximately 3–5% of the MEB.
  • Municipal building permit: the ICIO (Construction Tax) in Málaga is 3.9% of the declared MEB. Municipal fees are additional.
  • Geotechnical study: between €1,500 and €4,000, depending on the plot area and required depth.
  • Topographic survey: €800–2,000 for a typical-sized plot.
  • Ten-year structural warranty (seguro decenal): mandatory for new-build; between 0.8% and 1.5% of the construction cost.
  • Service connections and external landscaping: highly variable depending on whether the plot already has utility connections. Can add €15,000–40,000 in unconsolidated areas.
  • VAT: 10% on the construction amount for new residential build.

Anyone who only budgets for the construction cost usually gets a surprise of 25–35% when all items are added. Better to know that from the outset.

What pushes a project above average cost

Certain design and programme decisions have a direct, predictable impact on cost:

  • Basements: the cost of excavation, waterproofing and underground structure can double the per-m² price compared with above-ground floors. If the basement is for a garage and storage, it usually makes sense. If it is for a spa or cinema room, it warrants careful consideration.
  • Spa or heated pool: a standard external pool costs between €30,000 and €60,000. An internal heated pool with dehumidification can exceed €100,000.
  • Large-format joinery: floor-to-ceiling windows and large sliding doors cost three to five times more per m² than standard joinery.
  • Full home automation: between €15,000 and €60,000 depending on scope and brand.
  • Natural stone finishes: marble, limestone or travertine for floors and interior cladding multiply the finish cost compared with technical porcelain.

One of the most frequent sources of conflict between private clients and contractors is the budget that changes dramatically between contract and final account. The cause is almost always the same: the project was poorly defined when prices were sought, and the unexpected items accumulate during the build.

A complete detailed design — with a construction report, detailed drawings, precise measurements and material specifications — allows quotes to be compared on equal terms and dramatically reduces deviations during construction.
